What you Need to Know about Leasing

The online application is specific to each property. 

Simply look through our available rental homes and select the one you are interested in. 

In the property description, there will be a link that reads "Apply Here" 

Click that button to get started. 

The application fee is $50 per person. 

 

Because the housing market is so fast paced, there will be no showings without submitting an application. Your time is valuable, so I want to ensure that you meet the income and rental criteria before you spend time looking at a home that may not be a good fit. Additionally, this will expedite the move-in process for you and allow for a smoother experience.

Once you submit an application the income and rental history will be reviewed to verify that they meet the minimum criteria. Once reviewed, you will be contacted to schedule a time to view the home. Ideally, this process takes up to 48 hours, unless your application is submitted over the weekend, then it will be reviewed the following business day.

Once you have seen the home in person you will have the opportunity to decide if you'd like to continue moving forward with the remainder of the application process, or if you determine the home is not a good fit for you, you have the option to transfer your application to another available home. 

If you decide to move forward with the application process, the credit/ background check is processed the application fee is no longer refundable.

You will be expected to pay the application fee upon submitting the application. The application fee is $50.

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

Fully and accurately complete all the information requested in the application, including all applicable sections and questions. Failure to complete all questions may result in an automatic decline. Each tenant MUST complete a separate application, and with a unique email address.

NOTICE: Until the Property Manager receives an approved application for each tenant, signed lease agreement, and collects all sufficient dues for move-in, the property will remain on the market and available for the taking by any and all other approved applicants who have met the above obligations.

Each resident over the age of 18 must submit a separate rental application

  1. Rent may NOT exceed 30% of your net monthly income. If you're unsure please feel free to call and ask ahead of time or you can take the rent amount, for example $700 divided by .30 to show that you need a minimum monthly income of $2,334. to make sure your income qualifies.

  2. We need to see 3 years of rental history. No prior evictions in those 3 years, less than 3 late payments in those 3 years, no outstanding balances due to past landlords for unpaid rent or damages to property. If you do not have 3 years of rental history, exceptions may be made with an increased deposit or requiring a co-signer.
    *Co-signer must meet the income and credit requirements and show they are credit worthy.

    3. Credit Check- we like to see positive account balances with minimal late payments. No current accounts in collections or seriously delinquent. (Exceptions may be made for medical bills)

    4. Background check- we like to see no felony records in the past 7 years. Any criminal or civil cases that are within the 7 years will be looked at on a case-by-case basis.

Better Understand the Leasing & Application Process

This is to better serve you. Due to the high demand of rental homes, time is of the essence and applications are processed on a first come, first serve basis. Once I'm satisfied with your income and rental history, we will schedule a time to view the home in person before continuing. 

This will drastically reduce the amount of time you have to wait and will speed up the move in process upon application approval. 

While most are pet friendly, we even offer a small list of pet-free homes for those with allergies.

The homes that allow pets will require an additional non-refundable pet fee. This amount varies, but will either be $50/ month OR a one time fee of $300 per pet. 

The amount of pets are limited to just 2 pets per household. Exceptions may be made for small breeds. 

You are required to carry renters insurance that includes pet damage and liability should the pet cause damage or injury to the property or person(s). 

Leases are for a minimum of 1 year (12 months). After you've completed your lease term, you will have the option to continue as a month to month tenancy at an increased rate, or renew another lease term. 

Deposits start at an amount equal to the monthly rent. Deposits may be increased due to lack of rental history or unsatisfactory credit. 

Deposits are refundable if you have completed your full lease term and have left the property in the same condition upon which you received it. The landlord has 45 days to either return the deposit (upon your written request) or provide an itemized list of applicable deductions. 

Pet Fees are non-refundable. 

I do accept section 8 housing, however, not all the homes I manage are approved for section 8.

The properties availability date will be listed on the property detail page and may vary per property.  

You will be able to move in once the property is made available, your application has been approved, the deposit, pet fees, and rent have been paid. 

If you are a first-time renter or student, you will be required to have a co-signer. 

Co-signers will be responsible for the duration of the lease and any month to month or lease renewals thereafter. 

If you are unable to submit an application online then you may stop by our office at 3601 N Harrison St in Shawnee and pick up an application. 

The office hours are from 8:30am to 5pm, Monday through Friday. 

We are closed on major holidays.
